You generally need planning permission to build an extension on your property, but there are some exceptions where you can build an extension without planning permission under Permitted Development Rights. These exceptions include things like single-story rear extensions, loft conversions, certain types of outbuildings, and porch extensions. However, there are restrictions on the size, location and materials used for the extension.

If your desired project falls within permitted development rights, we would still strongly recommend that you apply for a Lawful Development Certificate at the very least. This will ensure that your proposal is legal and will prove to your neighbours, future buyers, and anyone else interested, that your proposed development has been approved by the local authority which will reduce the chances of disputes. The proposed plans will also be useful to estimate the project costs with your builder, will help your structural engineer, will be useful for the building control application and party wall matters, and most importantly it will ensure your vision is portrayed correctly, helping everyone involved visualise your project. At the very least it will make the whole process go a lot smoother.

If you strongly believe that you are able to proceed with the build under permitted development, we would advise you to check all the guidelines and requirements found on the Planning Portal.

Below are the main basic guidelines and differences between Permitted Development and Planning Application development size limits.

Permitted Development:
  • Allows you to extend up to 4 metres for a detached house
  • Allows you to extend up to 3 metres for any other house
  • Mainly only single storey extensions, limited double storey options
  • Maximum loft roof volume enlargement up to 40m3 for terraced houses and 50m3 for other types of houses
Planning Permission:
  • Allows you to extend up to 8 metres for a detached house, subject to planning permission
  • Allows you to extend up to 6 metres for any other building, subject to planning permission
  • Wrap-around extensions are considered
  • More options possible for double storey extensions and larger extensions
