Garden Outbuilding Plans
An outbuilding in the garden is a great way for homeowners to add more space and functionality to their property without the need for a full house extension. These structures can be used for a variety of purposes, such as a home office, workshop, gym or an entertainment area. Outbuildings can be designed to match the style of the existing property and can be built using a variety of materials such as wood, brick, or stone. They offer a cost-effective and efficient solution for adding extra space and can increase the overall value of a property. Most small outbuildings do not require planning permission - but it can vary based on your location. All outbuildings require building control approval if they exceed 15m².
Some things to note before building an outbuilding under Permitted Development:
- Maximum eaves height can not exceed 2.5m.
- Maximum total height can not exceed 4m for a pitched roof of 3m for any other roof.
- Within 2 metres of any neighbouring boundary, the outbuilding can not exceed 2.5m height.
The simplest way to check that your outbuilding is compliant or to get permission to build one, is to apply for a Lawful Development certificate if your project is within the Permitted Development parameters, or a House Holder Planning Application if your project exceeds the permitted development rules.
