Some home improvements do not require planning permission if certain rules are followed, but it is still advisable to have the proposals drawn up and to obtain a written confirmation from the Local Planning Authority via a Lawful Development Certificate or a Prior Approval Application just to be sure that the proposals are compliant. Drawings will also come in handy for building cost quotations and construction, building control application and to put any potential buyers and solicitors mind at ease, proving that your home improvements are lawful.

Below are a couple key differences between Permitted Development* and a Planning Permission application.

Permitted Development:
  • Allows you to extend up to 4 metres for a detached house
  • Allows you to extend up to 3 metres for any other building
  • Mainly only single storey extensions, limited double storey options

Planning Permission:
  • Allows you to extend up to 8 metres for a detached house, subject to planning permission
  • Allows you to extend up to 6 metres for any other building, subject to planning permission
  • Wrap-around extensions are considered
  • More options possible for double storey extensions
